Assistant Site Manager / Senior Caretaker [30/11/2009]
Job Description
Atkins is one of the world's leading providers of property related Facilities Management (FM) services. The Asset Management (AM) business provides a full range of property management services, to both public and private sectors.
The Assistant Site Manager will be responsible for managing liaising with on site staff to ensure that their line manager is kept fully up to speed with schools issues.
This is a key role in a fast paced, commercial environment and is a challenging opportunity to join an enthusiastic team.
Requirements
- Experience of property maintenance
- Due to the nature of the work, applicants must be fit and active and demonstrate a good health record
- Written English – Fluent (Business Level)
- Verbal English – Fluent (Business Level)
- Full/clean UK driving license
- Demonstrable knowledge of operating peripherals, including:
- Security systems
- Plant rooms
- Fire Alarms
- Heating systems
- Experience of Porterage, dealing with Goods-In, Furniture and office equipment relocation and configuration
- Experience of general building maintenance is desirable but not essential

Responsibilities
- Carry out tasks as instructed by line manager
- Ensure and assist if required that toilets are checked throughout the day to ensure
- Operate site security systems including opening and closing the school, ensuring and recording that the site is secure daily
- Act as a key-holder, and to ensure that keys are managed in accordance to the key register and issue procedure
- Facilitate access for third parties and subcontractors
- Ensure site is not detrimental to the Health and Safety of any legitimate user and is free from hazards which may result in injury to any legitimate user.
- Ensure compliance with Health and Safety including risk assessments, method statements and COSHH
- Maintain buildings and amenities including effect repairs, improvements and operation of the school i.e. broken windows, plumbing, general maintenance and minor decorations (but not limited too these)
- To carry out the first line of defence for all emergency repairs including out of hours cover if necessary
- Ensure daily that systems and plant are operating correctly. Escalate faults if required
- Report to management the needs in respect of maintenance, security and enhancement of the premises
- Assist line manager in preparing quotations for reactive and new works
- Undertake miscellaneous items of work as directed by Atkins staff
- Monitor all sub contractors working on site for all aspects of building, mechanical and electrical works
- Assist in the monitoring of all PPM works, reactive and new works so that all work is completed within laid down timescales
- Ensure timesheets are completed weekly and sent to the main office
- Build relationships the client where appropriate and ensure full cooperation as and when required
